Tenants must respect other occupants and contribute to a harmonious living environment within the building.

Only with the landlord’s authorization:

  • 🐾 Pets
  • 🕒 Extended visits
  • 🌐 Short-term rentals (e.g., Airbnb)
  • 🔁 Subletting

🔧 Modifications Prohibited

❌ No interior or exterior modifications without authorization

Prohibited actions include:

  • Adding locks or padlocks
  • Drilling or altering walls, ceilings, doors, moldings, etc.
  • Altering the ceiling (pins, tape, etc.)

📡 Installation (antenna/fiber):
✔️ Authorization required
✔️ Landlord presence mandatory
✔️ Must remain in place


🧸 Daycare

❌ Not allowed (children or animals)


🎨 Painting

❌ Not allowed


🏋️ Exercise Equipment

❌ Prohibited if it causes impact or excessive noise


⚖️ Responsibility

  • Tenants are responsible for any damages caused
  • Liability insurance is mandatory

🚭 Non-Smoking & Substances

❌ Smoking prohibited (cigarettes, vaping, cannabis, etc.)
❌ Not allowed inside the unit, on balconies, or in common areas
❌ Cultivation or production of drugs prohibited


📄 Lease Termination

✔️ Written notice required
✔️ Minimum of 3 months before the end of the lease


🚪 Move-Out

The unit must be empty and clean

💰 Fees may apply for non-compliance:

  • Cleaning: $325
  • Removal of belongings: $200
  • Replacement (e.g., door): $350–$950

🚗 Parking

1. Allocation

  • 1 parking space automatically included
  • 2nd space possible if you have 2 functional vehicles for 4 1/2 & 5 1/2
  • Only use your assigned space

2. Conditions

Your vehicle must:

  • ✔️ Be in good condition
  • ✔️ Be registered
  • ✔️ Be operational (able to drive)

3. Prohibitions

❌ Renting or sharing a parking space
❌ Non-functional vehicle
❌ Storage plate (“remisage”)
❌ Trailer, camper, boat, etc.
❌ Vehicle repairs on-site
❌ Temporary shelter (e.g., “Tempo” tent)

4. Towing 🚫

Vehicles may be towed without notice (at the owner’s expense) if:

  • Parking in a garbage zone
  • Parking on grass
  • Unauthorized parking (see section 3 – Prohibitions)

⚠️ Non-compliance may result in loss of parking privileges
